Just got the keys in Masaar? Your outdoor checklist for the first month
Handover day is all about the inside: snagging lists, keys, meters, furniture deliveries. The outside of the house gets a quick glance. Yet the garden, irrigation and pool decide how the villa looks by your first summer. Here is what to sort out in the first weeks, district by district.
Before anything else: snagging belongs to the developer
A Masaar villa handover usually comes with a defects process run by the developer. Cracked tiles, faulty doors, leaking fittings and incomplete landscaping are snagging items, and they should go through that process, with photos and dates, before you pay anyone to fix them. We are a villa care service, not a snagging inspector, and we will always tell you when something looks like a handover defect rather than a maintenance job.
Once that list is filed, the rest of this checklist is about running the outside of the house well from week one.
Week one: find out how your outdoor systems work
Locate the irrigation controller
Find the timer, usually in a utility area or on an outside wall, and write down how many zones it runs and what each one waters. Check the start times. New installations are sometimes left on default settings that water at midday or not at all. Run each zone and walk the garden while it runs: look for heads pointing at walls, driplines that do not reach the end of a bed, and puddles that hint at a leak.
Know what is planted
Take photos of the garden as it was handed over and note which plants, trees and lawn areas are yours to maintain. New planting needs more attention in its first summer than an established garden, so this is the season where a missed week costs the most.
If there is a private pool
Ask how the pool equipment works: where the pump and filter are, what type of filter it is, and whether any chemical dosing is automated. Get the water tested before the family starts swimming. A new pool often needs several weeks of careful balancing before it settles.
Weeks two to four: set the routine
Exterior glass after construction dust
Communities with ongoing handovers have more dust in the air, and new windows often carry construction residue. Have the exterior glass cleaned properly by a team with the right equipment, with water and the right tools rather than scraping, and then put it on a monthly rhythm. Our guide to villa exterior window cleaning explains what a proper visit includes.
AC filters and pest care
Fine dust from finishing works ends up in the AC filters within weeks. Change them early, then every quarter. A preventive pest treatment around the plot is also worth doing once landscaping and deliveries settle down, before insects find their way indoors.
Garden schedule
Decide who owns the garden from day one. From May to September a garden here needs a short watering round every day and one full visit a week; from October to April two full visits a week is usually enough. If you are moving in just before summer, do not leave this for later. The detail is in villa garden care in Masaar.
360 Management starts with a free 20-minute survey of your plot, garden, pool and floor area, then gives you one fixed monthly price. The same uniformed team will come back each visit, with photos in your account.

Access, gates and community rules
Every district has its own gate routine. Before you book any outdoor service, check with your community management which hours contractors may work, whether vehicles need to be registered, and how visitors are announced. Leave standing access instructions with your service provider so you do not need to be home for garden, pool or exterior glass visits. Ask that every person who comes is in uniform with an ID badge, and that you know who is coming before they arrive.
District notes
Masaar is made up of several gated districts, including Sendian, Kaya, Robinia, Azalea, Sequoia and Saro. Older districts tend to have more established trees and gardens, which means more pruning and leaf clearing. Newer districts are more likely to have young planting that needs careful watering through its first summer, and neighbours still moving in, which means more dust on glass and in pools for a while. If you are in Robinia, our Robinia district villa care guide has local notes.

FAQ
Who fixes defects after a villa handover in Masaar?
Defects found at or after handover are snagging items and should go through the developer's defects process, with photos and dates. A villa care service handles ongoing maintenance, not handover defects.
When should I start garden care after moving in?
From the first week. New planting needs the most attention in its first summer. From May to September a garden needs a daily watering round plus a weekly full visit.
Do I need to be home for outdoor services?
No. Leave standing access instructions and confirm your district's contractor rules. With 360, every visit will be announced in the app, done by a uniformed team and photographed.
Does 360 Management work in every Masaar district?
