A month-by-month maintenance plan for Sharjah villas
Most villa problems in Sharjah are not dramatic. They are small jobs that slipped by a few weeks at the wrong time of year: an irrigation timer nobody checked in May, an AC filter that stayed in through the dusty months, a pool left to drift while the family travelled. This guide lays out what to do and when, so the house runs on a rhythm instead of reminders.
Why a calendar works better than a to-do list
A to-do list tells you what is broken. A villa maintenance calendar tells you what is about to break. In Sharjah the year splits into two very different halves. From roughly May to September, heat and dust set the pace and a missed week shows quickly. From October to April, the weather is kinder, gardens grow, and it is the right moment for resets, planting and the jobs nobody wants to do in August.
If you plan around those two halves, most of the expensive surprises disappear. The same jobs happen every year; only the timing changes.
The year at a glance
| Months | Garden | Pool | Glass, AC and checks |
|---|---|---|---|
| March to April | Irrigation audit before the heat, mulch beds, light pruning | Service the pump and filter before peak use | AC filters before summer, preventive pest treatment |
| May to September | Short daily watering round plus one full visit a week | Weekly service, chemistry checked and logged | Monthly exterior glass, extra pass after dust events, travel cover |
| October to November | Switch to two full visits a week, replant what summer took | Post-summer filter clean and water rebalance | AC filters after the dusty months, quarterly pest round |
| December to February | Growth control, hedging, lawn care, seasonal planting | Weekly service continues, cooler water means steadier chemistry | Monthly exterior glass, small repairs while the weather is easy |
Spring, March to April: prepare for the heat
This is the most underrated window of the year. The irrigation system you rely on in July should be tested now, while a broken dripper costs you a plant and not a whole bed. Walk every zone with the timer running. Look for dry patches, heads spraying the wall instead of the lawn, and driplines that stop halfway along a bed.
Inside, change the AC filters before the long cooling season starts, and book a preventive pest treatment before insects move indoors looking for water. If you have a private pool, have the pump, filter and any automation checked now rather than in the first heatwave.
Summer, May to September: keep things alive
Summer is about consistency, not big projects. Gardens in Sharjah heat need water every day, and the irrigation will always miss something: a pot, a newly planted shrub, a corner the wind dries out. That is why our summer schedule is a short watering round every day plus one longer maintenance visit each week. Water early, never at midday, and make sure someone owns the timer after power cuts reset it.
Pools work harder in the heat too. Warm water and strong sun burn through chlorine faster, so weekly service with logged readings matters more now than at any other time. Exterior glass films over quickly after windy nights, which is why a monthly slot is the minimum, with an earlier pass after a big dust event.
If you travel for the summer
A villa left alone for six weeks in July is where most horror stories start. Keep the garden and pool running, and arrange a weekly check on water, AC, post and security with photos. On 360 plans you can pause everything else while you are away and keep only garden and pool.
360 Management will run this calendar for you: garden, exterior windows, car wash, handyman hours and quarterly AC filters, with photos of every visit and one card payment a month.

Autumn, October to November: the reset
When the heat breaks, the garden schedule changes. Daily rounds are no longer needed; two full visits a week is enough from October to April. This is the planting season, so replace what summer killed, feed the lawn and reshape beds. If a full redesign is on your mind, that is a landscaping project rather than routine care, and it is worth planning now while temperatures allow it.
Give the pool a proper post-summer clean, including the filter, and rebalance the water. Change the AC filters again after the dustiest months, and run the next quarterly pest round.
Winter, December to February: growth and small repairs
Winter is when Sharjah gardens grow fastest, so the work shifts to control: hedging, edging, mowing at the right height and keeping trees off walls and windows. It is also the most pleasant time to use the garden, which is exactly when you notice a loose gate hinge, a dripping outdoor tap or a cracked paver. Clear those small repairs now, before they become summer emergencies.
The repeating rhythm
Strip away the seasons and a well-run villa follows a simple pattern:
- Every day in summer: a short garden watering round.
- Every week: a full garden visit, pool service with readings, and for many families a driveway car wash three times a week.
- Every month: exterior windows and glass doors, and a few hours of small repairs.
- Every quarter: AC filter change and preventive pest treatment, plus a machine deep clean on larger plans.
- Twice a year: an irrigation audit in spring and a garden reset in autumn.
Use it as a villa maintenance checklist you can hand to anyone who works on your home.

FAQ
How often should a villa garden be visited in Sharjah?
It depends on the season. From May to September, gardens need a short watering round every day plus one full maintenance visit a week. From October to April, two full visits a week is usually enough.
When should I change AC filters in a Sharjah villa?
Every quarter is a sensible baseline, with one change just before the long summer cooling season and another after the dustiest months. Homes with pets or nearby construction may need more.
What should I do with my villa if I travel for the summer?
Keep garden watering and pool service running, and arrange a weekly check on water, AC, post and security with photos. On 360 plans you can pause other services and keep only garden and pool while you are away.
Does 360 Management follow this calendar for clients?
Yes. Our plans are designed around the same seasonal schedule: daily garden rounds in summer, two full visits a week in winter, monthly exterior windows and quarterly AC filters, with photos of every visit.
