Maintenance company in Sharjah: how to choose one for your villa
A maintenance company in Sharjah is easy to find and hard to choose. They all have a van, a trade licence and a WhatsApp number. The ones worth paying monthly are the ones that still answer in month seven — and that is not something a price list tells you.
Two ways to pay for maintenance
Pay per visit
Annual or monthly contract
Cost
Callout AED 150–250 plus labour AED 120–150/hour plus parts. Villa owners commonly spend AED 10,000+ a year this way.
Home AMCs in the UAE start around AED 1,499 (apartment) and AED 2,999 (villa) per year for AC, plumbing and electrical visits. Outdoor-care plans are priced monthly.
When things get done
After they break.
On a calendar — before the summer, before the guests, before the pool goes green.
Who comes
Whoever is free.
Should be the same technician or team. Ask; it is the main reason to sign.
Record
A WhatsApp thread and a pile of cash receipts, if any.
Visit reports, photos, one invoice. Useful when you sell or when the landlord asks.
The contract wins for anything that recurs: AC filters, pest control, pool chemistry, garden, windows, cars. Pay-per-visit still makes sense for the genuinely occasional — a water heater, a gate motor — as long as you call a company and not a number.
What most "maintenance" contracts leave out
Read the scope. A typical Sharjah AMC covers the inside of the house: two AC services, a plumbing check, an electrical check, discounted callouts. That is useful. It also ignores everything that makes a villa different from an apartment:
The garden, which in summer needs watering every day, not a visit every quarter.
The pool, which needs weekly chemistry and logged readings, not a phone call when it turns green.
Exterior windows, which cost AED 450–600 a visit on their own and so get skipped.
The cars, the driveway, the bins, the pest perimeter.
The small fixes — a sprinkler head, a door closer, a loose gate latch — that never justify a callout fee and so never get done.
That gap is usually filled by four or five cash providers who never speak to each other. Which is how you end up managing a small company from your phone.
Eight questions that separate a company from a van
Who is my named contact, and what is the response time in writing? "Within the hour" during office hours is a real answer. "Anytime, bro" is not.
Will the same team come each time? Continuity is the product. Without it you are re-briefing strangers every month.
Are the technicians briefed before they arrive? Ask what they will know about your house when they knock. The honest answer from most companies is "nothing".
Uniform and ID? You should be able to check who is at the gate against a photo in an app or a message. Plain clothes at a villa gate is not acceptable in 2026.
What does a visit report look like? Ask to see one. Photos, timestamps, readings. If they cannot show you one, you will never get one.
How are parts priced? Quoted up front in writing, or "we'll see". Only one of those is a business model.
What is the payment method and date? Card on a fixed date with a VAT invoice. If any staff are allowed to take cash, the schedule will drift and so will the accountability.
What happens when the work is wrong? A return visit within a stated time, free, is the standard. "We'll sort it" is a hope.
Trade licence check. Ask for the Sharjah trade licence number and look at the activities listed on it. A cleaning licence does not cover electrical work; a technical-services licence does not cover pest control. Companies that do everything on one licence are usually subcontracting to the same cash workers you were trying to avoid.
What a good villa maintenance plan looks like
For a family villa in Sharjah, the useful calendar is roughly this:
Daily (May–September): garden watering round.
Weekly: full garden visit, pool service with logged chemistry, exterior car wash three times.
Monthly: exterior windows, all elevations; handyman hours for the small list.
Quarterly: pest control perimeter, AC filter change, machine deep clean, summer villa check if you travel.
Annually: AC coil and duct clean, water tank clean, irrigation system overhaul before summer.
Priced separately in Sharjah today that stack is roughly AED 1,000–2,700 a month depending on house size. Bundled, with one team and one invoice, it is less — and it actually happens.
Where 360 fits
360 Management is the outdoor half of that calendar, run as one plan: garden, pool, exterior windows, cars, pest control, AC filters, handyman hours and a quarterly deep clean, from AED 799 a month for a townhouse to AED 1,799 for a signature villa with pool. Planned for waitlist members: same team every week, uniformed and announced in the app before they arrive, photos of every visit, one card payment on the same date, VAT invoice. Our staff are not permitted to accept cash. We are not a legal property manager and do not handle tenancies or Owners Association matters — we look after the house.

How much does a maintenance company charge in Sharjah?
Pay-per-visit: AED 150–250 callout plus AED 120–150 an hour plus parts; villa owners commonly spend AED 10,000+ a year this way. Annual contracts for AC, plumbing and electrical start around AED 2,999 a year for a villa. Outdoor villa-care plans like 360's run AED 799–1,799 a month and cover garden, pool, windows, cars, pest and AC filters.
Is an annual maintenance contract worth it for a villa?
For anything that recurs — AC, pest, pool, garden, windows — yes, because it moves the work onto a calendar. For one-off repairs, a reputable pay-per-visit company is fine.
Is 360 Management a property management company?
No. 360 is villa care — the physical upkeep of the house and garden. We do not handle tenancy, rent collection or Owners Association matters.
Do you do AC repair, plumbing and electrical?
Handyman hours in every plan cover small repairs, mounting, leaks and adjustments. Larger technical work will be quoted up front in the app, with parts priced in writing.
